The band’s back together on Million Dollar Listing Los Angeles Season 15, Episode 3! Last week, the Joshs finally apologized. Flagg owned up to not being a supportive friend, and Altman was sorry for not informing Flagg he wouldn’t be co-listing with him. This week, Flagg made an impulse buy that he immediately regretted, and Tracy, Flagg, and Altman are reunited once again. Here’s everything you need to know about MDLLA Season 15, Episode 3: “Buyer’s Remorse.”
Josh “Impulse” Flagg strikes again
Altman is living the LA dream. And that is sitting in traffic driving back and forth from his LA office to his Newport Beach office. As Altman put it, “My butt hurts.” With the Readcrest listing behind him, he’s onto bigger fish. His next listing belongs to his friend Mike, a fellow car collector. Mike bought his Island Vista home for $15 million and put in $7 million in renovations. It’s 11,438 square feet with $2 million in stone material. Altman is ready to pull out all the stops to show off the property, including hiring synchronized swimmers for the indoor pool. The pressure is on to quickly find a buyer and to earn Mike’s trust so he can keep selling his flips.
Who doesn’t love an impulse buy? Flagg went big and bought his childhood dream house on Bedford sight unseen. Tracy was mortified but not surprised. She noted, “Impulse is Josh’s middle name.” Flagg said, “One might think that’s stupid, I did not.” But he might be having regrets. As soon as Tracy and Flagg entered the home it was like walking into a horror film. Tracy and Flagg gasped, “There’s no plumbing! There’s no electrical!” Tracy added, “There’s not even walls, Josh!” Welp, now we know why the owners wouldn’t let Flagg see it before buying.
Flagg predicted the home would take three to four years to renovate. He originally bought this as his and Andrew’s forever home. But now that they are on a break, Flagg doesn’t want to take the time to renovate. Tracy was worried Flagg would be setting himself up for heartbreak because he didn’t make a clean break from Andrew. She too saw a similar future with her boyfriend Erik because of their age gap. In the end, Josh decided it was a wash and would sell the home once he was in escrow on another property.
Tracy takes a listing she normally wouldn’t
Altman and Heather put their heads together to come up with an idea to market their Island Vista listing. The two strategized amongst books by Altman that lined the shelves of their temporary Newport Beach office. Altman wondered if he could do another “cheesy” video, but this time it would include him wearing a Versace robe and slippers. Their assistant vigorously shook her head no; Orange County peeps don’t roll that way. They agreed not to move forward on that idea but knew they had to do something big to find the right buyer. Altman noted, “All you need is one.”
With the market being in turmoil, beggars can’t be choosers. This is why Tracy decided to slum it with the poors and take on a $3.4 million listing in the valley. It’s one of those boxy McMansions that are quickly slapped together all over Los Angeles and vary in price based on zip code. This home was priced lower because it’s located in Studio City, surrounded by apartment buildings, and has been on the market for over 30 days. The sellers create content from home and weren’t aware they were under a flight path, so they are listing it under what they paid. But Tracy has a plan. She wants to reshoot the home and then bring it back to the market at the same price. Can she work her magic again?

The glamorous open house party for Island Vista was on! Altman gave his whole team a pep talk to get them warmed up and ready to sell. Soon after it was a buzz with agents getting tours of the home. Tracy showed up to support Altman since he had come to her OC open house. As Heather gave her a tour, Tracy remarked, “It’s lacking warmth. Softness. A rug.” There was concern regarding the amount of upkeep for all the stonework in the home. Altman said, “If you don’t want upkeep, congratulations, you’re not the buyer for one Island Vista.” The party ended with the synchronized swimmers, and everyone left with a smile on their face. But will they get a buyer?
Tracy put on her mediator hat and brought Flagg and Altman back together to try and restart their Wednesday happy hours. She needed that two-hour break to get her ready for Thursday and Friday. And if that meant forcing the Joshs to hang out again, so be it. It was awkward at first, but the conversation flowed once the drinks kicked in. Flagg informed Altman about the Bedford home. He likened it to a Western movie set, just a facade with a tumbleweed blowing by. Altman joked he would find Flagg a new home so Flagg could sell that disaster. It will be interesting to see if Flagg takes him up on the offer. Regardless, it was nice to see their friendships heading in the right direction once again.

Tracy tried her best to sell the Studio City home for her clients. She had an open house, and one buyer seemed interested. They loved the look of the home, and the “sexy” bathroom and closet area. Tracy had her hooked until she saw the backyard and the apartment buildings towering over them. Even the wow factor of the ADU (additional dwelling unit) couldn’t sway her opinion. Tracy knew she had a challenge ahead of her, and hoped they wouldn’t have to reduce the price further.
Altman and Heather brought their team to the permanent OC office to check out the progress and to celebrate the sale of Island Vista. Heather predicted construction would take nine months, while Altman was hopeful for five. Altman then relayed the good news about the sale. After the open house, they received multiple offers and got Mike the $24.5 million he was asking for. Because of that large sale, Altman wanted to share the love and gave each employee one thousand dollars. He then gave a big congrats to “the number one team in Orange County!” That sounds like a challenge for Tracy to step up her OC game.
